Where do I even start??

After 7 weeks of working with this company I am spinning in circles, constant headaches and now seeking therapy (I kid you not!). Not only do I have to send every thing over 4 or 5 times to 5 different people, all initially copied, after being specifically told docs work days before closing EVERY day I had a different request "last condition request" fire to put out or handle for underwriters with the SAME DOCS previously said to be acceptable! I cut my vacation short as a single mom with kids to come home for signing 4pm 08/27/2013; after 3 p.m after emailing 2 underwriters and no response I text the Lender only to hear it wont be until 08/28. That was confirmed with my realtor for 4p.m., 3:32 I got an email saying pushed back till 08/29...and multiple emails since making no sense between title co and them, I finally had to respond they are unprofessional and incompetent and they need to stop copying me on emails. Here I am pissed, my vacation ruined, my lease up on 31st, started slling my stuff and no clue where and how my kids and I will survice because of this *** company!!! I have bought 2 other houses before and if this was my 1st experience with properties I would never even consider that an option again if my life depended on it.

As a former employee of WJ Bradley I can validate exactly what you went through. I was an ex loan officer and this was typical practice for them.

I worked for them for 2 years and not once did I close a purchase on time.

Whoever is posting this comment below "So your complaint is on paperwork?" - Really?

No...her complaint is not on paperwork it goes into much more detail than that. Take the time to read her complaint about the company before you make such a ridiculous comment.

DO NOT TRUST WJ BRADLEY!

5 MONTHS OF ***! We started the loan process for a home in March 2012. They promised the world and just could not deliver. We jumped through all the hoops and provided all the paper work. Our Chapter 13 discharge papers that we were told we would not need to close on the house delayed the process because they were required by the underwriters. Within days of closing we were told there was problem with my husband's credit and there was nothing they could do. They then tried to do it under my income only. They had to create a whole new loan. More obstacles were overcome and then they screwed up again. They had to file a new loan for a third time. Again within days of closing, I got a phone call saying I was denied due to a collection for 90 dollars. I told them I paid it a long time ago and had proof. They said too bad there was nothing they could do.So because of a 90 dollar collection that was paid, I was denied a loan for a home. The worst part is, is that this company did nothing to try and help me. They refused to go to bat for us and overturn the outcome of this loan. In addition, they told us that they no longer could work with us. To add insult to injury, after 5 months of stress, we told our landlord we were moving so he made plans to move back into his home. Now our credit is screwed, we have no place to rent and are unable to buy a home because WJ Bradley promised the world and just could not deliver. They are the worst company ever and I would not recommend anyone to use them. They are a bunch of screw ups that have no idea what they are doing, they don't answer their phones or emails and they don't care how it affects the people.

I see where they tried to help you many times - The loan officer tried to restructure the deal to assist you, that does not mean they were screwing up. Your loan is difficult for many reasons to include BK, and new collections after BK. My suggestion is to wait for 2 years, don't be late on anything, and add some new credit with a secured credit card (Using your funds as collateral).

I HAVE BEEN IN THIS INDUSTRY FOR OVER 21 YEARS AND I HAVE WORKED WITH WJ BRADLEY BEFORE. A VERY GOOD COMPANY AND A MORTGAGE BANKER. USUALLY WHEN A CONSUMER COMPLAINS LIKE THIS, IT TELLS ME THAT THERE IS MORE TO THE STORY THAN WHAT IS BEING TOLD. A LOAN IS USUALLY DECLINED OR ACCEPTED WITHIN THE FIRST 30 DAYS OF FINANCING. IF THE LOAN OFFICER WAS WILLING TO PUT 5 MONTHS INTO A MORTGAGE LOAN, THEY MUST HAVE REALLY WANTED TO MAKE IT WORK. (THEY WERE PROBABLY WORKING COMMISSION ONLY AS WELL)

ONCE YOU SAID CHAPTER 13 BANKRUPTCY, I KNEW THERE WERE A CHALLENGE GETTTING FINANCING. SORRY THIS HAPPENED TO YOU BUT DO NOT GIVE UP.

Your closing date totally irrelevant for this company

If your priority is to be able to close on your planned closing date, please reconsider working with this company. The loan officer was not on top of my case, I had to chase him on a regular basis for updates. The underwrite is extremely inefficient in review and turnaround. There were conditions, documentations requested but were not reviewed in the timely manner. As a result, time wasted on your account. These people from WJBradley easily and casually dismissed your target to close on your closing date. It is your problem customer. This is how the process goes, so too bad so sad. Again,be warned...if your closing date is meaningless to you, go head and sign up with this company for your mortgages and refinancing needs. If you had made arrangement with your rental, moving company and emotionally ready to move in your house, then prepared to take a loss on your money spent, be disappointed, and suck up any issues with all the arrangement for the move to your house when working with the loan office, underwriter and the team at this company.

Sounds like your loan officer dropped the ball and not WJ - It is up to the customer and the loan officer to clear conditions set, not the Underwriter so what didn't you clear timely. It makes no sense that a Lender would purposely miss a target close date.

Both the loan officer and the Lender don't get paid until the loan closes. The longer it sits, the longer we go with no pay!

Rehab Loan

I purchased home too rehab, having done just months earlier. They didn't require a general contractor, that's how much they trusted me. I had too apply for two extensions at $375 each. At first they accepted my 2012 tax extension, then said they wanted the tax's done. Kept promising me that the loan would get done soon. Then they kept changing their mind about the paperwork they needed. They failed too realize that I spent 25k on a remodel, but increased the value of the duplex by 50k, all they saw was the fact that I had only two months income on my tax statement. Plus the fact that the duplex was cash flowing $700 per month in my pocket, how fing *** can these people be. They have no concept of what it takes to do a rehab and the ARV of the property. I have had investment property for 30 years and hold an M.B.A. with a 3.4 GPA and Dean's List graduate. Never again, thinking of getting an attorney an suing their axx.

An Attorney would be a waste of money. Did you file the rental income for the past 2 years?

If the answer is no, then you have not made anything and the value you think you have is only on paper.

Almost all Lender's require that rental income be collected 2 years on your tax returns or it can not be considered income. Guidelines have nothing to do with your perceived value buddy!

Screwed by WJ Bradley

We started the re-fi process with Stephanie Pearson at WJ Bradley in the beginning of Oct 2012. Only reason we used WJ Bradley for the re-fi was because we were promised a free re-fi by our previous loan officer. We got what we paid for. Zero. Stephanie got pissed if we asked questions. Hardly any communication. We did everything she asked for every time. But then there was always more. She never got an appraisal. Never sent it to underwriting. 90 days later, she said we could not get a re-fi. Then when we complained to her supervisor, he didn't even call us back! Don't use this company. They cannot be trusted.

ONE OF THE WORST EXPERIENCES OF MY LIFE.

After months of jumping through all kinds of hoops, even having to explain why I had a negative balance in my checking account for 1 day (credit card fraud) they declined my loan due to a mathematical error that should have been caught from the first time I sat down with them. I was pre-qualified in November 2012, paid for the appraisal, inspection and earnest money totalling around $3,000 that I lost, and in December they changed their minds...I had already sold my home and am now living in a hotel. It has been one of the worst experiences of my life. DO NOT DO BUSINESS WITH THESE SCAMS!!!

Sounds like you are leaving some details out! Most people put $1000 in earnest money, most appraisal cost $400, plus inspection of $300 that's $1700 not $3000.

If you have a negative balance in your checking account, where is your down payment at, and credit card fraud is usually put back into the account within 24 hours so that is a easy fix. This cant be the whole story!

Very unhappy and costly using this mortgage company

Pre-approved, Pre-qualified. Not sure while they do this to a person? I was both back in early November 2011. On March 23, 2012, one hundred twenty-four days later, still waiting on the UA, I was asked to do another extension(that would have been #4). I dropped out. So with ME doing that it cost me my earnest money(500.00 paid to Hud) and the money for extensions(3x225.00=675.00). I was to get this money back at closing. Contracts were changed and dates were just push forward as I didn't really have the knowledge or help from my loan officer I should have received. My mistake for taking someone elses word and how great a lender they are.

WJ Bradley tring to survive the down market at customers expense

I am currently attempting to close a loan with WJ Bradley. Thier website promotes trust but do not make this mistake. Be very careful. They had me write the seller concessions for closing cost out of my contract because a USDA loan program they have allows 100% financing of closing costs. Then after I paid for numerous items and put down a deposit on the contract they told me that it was contingent on the appraisal and I couldn't get out of it if the appraisal didn't come in to cover the costs. Which is exactly the reason you put the concessions in the contract in the first place. They used fear and intimidation by threatening with the loss of appraisal fee, deposit, and inspection fee after the appraisal did not come in high enough to cover the closing costs. They suggested I borrow money from family or take a payday type loan to cover these cost. I was told that if I didn't have enough money to buy a house I was an *** for showing up in their office. Apparently it is not reasonable to expect this company's representative to assist you in making an informed decision. They have since conceded some of the costs of the loan so that I can have enough cash to close the loan. They are now taking a vengeful approach and delaying the closing date in every way possible and I will be homeless because they promised a closing date within 30 days and now will not produce. They state they have no control over the process and cannot every give a close date 30 days in advance. What do people who are renting do? I will soon be homeless due to the unethical, misleading, and dishonest practices of this company's representative. PS> I have contacted both the corp. office and local management with no reply from corporate and management has also offered very minimal assistance in the form of allowances only. NO CUSTOMER SERVICE WHAT SO EVER WITH VINDICTIVE EMPLOYEES AND MANAGEMENT OUT TO GET CONSUMERS AND INTIMIDATE THEM INTO ACCEPTING THESE DECEPTIVE PROCEDURES. BE CAREFUL WJ BRADLEY IS TRYING TO SURVIVE THIS DOWN MARKET AT ALL COSTS ESPECIALLY YOURS.

Here's my 2 cents...

I've done business with several different mortgage companies over the last 35 years, including W J Bradley. I can not recall any bank or mortgage company willing or allowing the buyer to have more than the home's market appraisal or values.

It all comes down to equity...is it worth it. If:

A house sells for........$ 100,000

Down payment...........$ 20,000

Closing costs...............$ 15,000

House would need appraisal of at least $ 95,000 or more. It's possible that house was valued much lower than selling price.

Often, if prop n erty is sold for a lesser amount than the appraised value, companies will work with the buyer. No one dele ratels pay more

First of all, you've probably never read any information or bothered to inform yourself on the loan process, because I can tell you right now, if you'd have needed them to raise your loan amount due to unexpected higher closing costs, then they could have done it any time, on any day. USDA loans can be approved the same day you sign your documents with escrow, so either your credit sucks and you couldn't get approved for the extra (estimated because i know better) 2,000 in closing costs added to your loan amount, or you didn't pay attention to your paperwork in the beginning.

Plus, if you Hadut down a deposit, you should have gotten it back at closing had you closed, because USDA offers 100% financing. The appraisal couldn't have affected your loan that drastically.

Properties have legal descriptions amd legal descriptions denote what type of property it is. The only way it could have affected your home buying that drastically is if they found out the property wasn't USDA eligible and you'd have to have a different financing program.

Educate yourself before you ***.

1st: your loan officer has nothing to do with writing the dales contract (see "realtor")

2nd: you're doing a USDA loan because you'rebroke.

3rd: people like you should be forced to rent for life.

Im not familiar with WJ Bradley but I can tell by your statement that you suck at life and have no business in a real estate transaction.

PS: when buying a home you should have some expendable cash. There is risk involved. (see #2 & #3). You will just default on the loan anyway.

Wj bradley/jami hunting(and her underwriter)

i am well into my third month in trying to buy a house (a hud foreclosure) with a loan i have already been approved for. whenever i think everything is done (because jami hunting tells me i'm done), she calls or emails me the next day (everyday, even weekends) to inform me that i have a new list of items she (or her "underwriter", so she claims) needs me to instantly take care of. she continues to make me file for extentions ($400 every 2 weeks), continuous inspections ($375 - $500 each), and the house keeps getting vandalized, and she made me sign a form stating that i agree to buy the house as is, but not to worry because approval will occur this week (that was last month), and since then, the house has been broken in to or vandalized 5 times. the down payment and interest rate changes almost daily (even though she has already promised me a set interest rate and down payment). not to mention she insists on credible proof for every dollar i make and spend. she has even forced her violator ways onto my family. my family has offered to help me with some of the expenses, but her "underwriter" won't allow it because he refuses to believe that two people who have had successful careers could possibly have that much money in their bank account (it's enough to buy a reasonable car). i have excellent credit (just under 750), as do my parents. this particular mortgage company has already done me wrong when the broker they had me use originally was handling my case in an illegal and unethical manner (yes, they made me file extentions for that too). all these extentions, because of wj bradley; all these delays, because of wj bradley. i believe by the time it's over, the house will be in ruins and i will be broke. i'm the seventh person in the past two years to try to buy this house; they all gave up. i have tried to go to a different mortgage company, but wj bradley has a monopoly on this particular property.

I tried to refi my house through making homes affordable. I went through W J Bradley. I was told by Relford Lewis at WJ Bradley that if my loan wasn't approved that I would not have to pay the appraisal fee. That was a misrepresention by Relford Lewis. I am currently told by Bank of America that I didn't have a contract so I am liable for the appraisal fee. I feel I was scammed by WJ Bradley. I am a senior citizen on a fixed income and I don't want others to be scammed. Relford Lewis told me I would not have to pay the appraisal fee if the loan was not approved. 1. I cant see anyone telling you the appraisal fee is refundable. This is a 3rd party fee and WJ or any other Lender makes money on appraisals.

2. The part about no contract makes no sense - there is no contract for the appraisal. So if you eat a hamburger and your stomach hurts afterwards, you want a refund?

3. If you have been trying to refinance for 2 years, something is wrong and I would suggest you stop trying! Its probably that your property is not worth what you owe, or it is your income is not enough. There could be other factors but based on the little bit of information you put, Its probably one of those.

4. I would probably suggest in the future on a public forum, dont put your address!

I agree this comment sounds like the liar loan person Relford Lewis try to discredit this consumer. I looked him up and This guy can't keep a job for longer than a few months.

He's been at 19 different companies in 6 years.
